What should you check before buying land in The Gambia?
Before paying anything, confirm that the seller is entitled to sell, that the plot on the ground matches the paperwork, and that there are no conflicting claims. Use an independent Gambian lawyer and the relevant registry checks; this page is a practical overview, not legal advice.

We show you the plots that actually fit. If you are abroad, we record dated video at the plot with visible landmarks.

Boundaries checked on the ground against the paperwork, and documentation reviewed. We encourage you to appoint your own lawyer for this step.

Price, payment schedule and what is included are put in writing before any payment is made.

Documentation completed and the plot handed over with its corners physically identified.

- We decline plots we cannot stand behind
- If the documentation chain is unclear or a boundary is disputed, we do not list the plot. Turning down a sale is cheaper than a client losing their money.
- Independent legal advice encouraged
- We recommend every buyer instructs their own lawyer rather than relying on the seller’s. This is normal practice and we will not object to it.
- Buildability assessed on site
- Drainage, fill requirements, access for delivery vehicles and distance to services are all checked, because they all end up on the construction bill.

Can foreigners buy land in The Gambia?
Non-Gambians do buy property in The Gambia, but the route and the restrictions depend on the category of land and on current policy, which changes. Anyone who is not a Gambian citizen should take Gambian legal advice on their specific situation before committing funds rather than relying on general guidance from a seller.
How do I avoid buying land that has already been sold?
Visit the plot in person or send someone you trust; identify the boundaries physically against the sketch plan; run a search at the relevant registry through your own lawyer; ask neighbours who they know the land to belong to; and never pay in full before the checks are complete. Pressure to pay quickly before verification is the clearest warning sign there is.
What documents should I receive when buying a plot?
You should end up with a written sale agreement, evidence of the seller’s entitlement to sell, the sketch plan or survey identifying the plot, receipts for every payment made, and the transfer documentation appropriate to the category of land. Your lawyer should confirm the set is complete for your specific purchase before final payment.
Can I buy a plot now and build later?
Yes, and many buyers do. If you are leaving the plot vacant for a period, walling it and keeping the documentation current are the two things that most reduce the chance of a problem later.
Do you sell plots to buyers living overseas?
Yes. We provide dated video and photographs of the actual plot with identifiable surroundings, deal in writing, and recommend you instruct an independent lawyer in The Gambia to act for you.
