Each area has its own constraints. These notes come from work we have done, not from a template.
Our office and yard are in Kanifing, so this is the area we reach fastest and where deliveries of blocks and laterite are most straightforward. Serrekunda is dense and largely built out, which means most work here is infill on tight plots, additional storeys on existing houses, and commercial premises. Restricted site access and neighbouring buildings are the recurring constraints, and both need planning into the programme rather than discovering on mobilisation day.
Established residential areas with larger plots and a good deal of apartment development. We completed Fajara Lux Twin Homes here — two mirrored four-storey blocks — so we know what building multi-storey residential in this area involves, from access for concrete deliveries to the standard of finish buyers and tenants expect. Proximity to the coast makes attention to reinforcement cover and external finishes worthwhile.
The main growth corridor for apartments, hotels and mixed-use development. Our largest completed building, the five-storey Priority Leisure Group complex, is in Bijilo, delivered as a full design-and-build including internal access roads, parking and landscaping. Sites here are often larger, which means external works — levels, drainage, parking and boundary treatment — form a much bigger share of the contract than they do on an infill plot.
These areas include active residential development and plots at different stages of access and servicing. Before buying or building, check ground level relative to neighbouring plots, whether fill is needed, road access and how far utilities actually reach.
Mostly commercial and institutional work, on constrained plots with limited storage and difficult vehicle access. Deliveries need scheduling around the working day and material is often placed rather than stockpiled. Low ground levels in parts of the city make drainage and finished floor levels a first-order design question rather than a detail.
We take on work outside the Greater Banjul Area, and we drill boreholes and supply laterite considerably further out. Distance affects both price and programme honestly and unavoidably — transport is a real cost for bulk materials, and a crew working away needs accommodation. Tell us the location early and we will price it properly rather than quote a Kombo rate and revise it later.
