What makes hotel construction different from residential building?

Three things. Hotels carry far higher water, drainage and power loads than their floor area suggests, so services have to be designed for peak occupancy rather than average use. Guest and service circulation must stay separate, which drives the plan from the outset. And handover is tied to a season, so the programme is a commercial deadline rather than a target.

The constraints that shape these builds

Water demand that a domestic supply cannot meet.
Guest rooms, kitchens, laundry, pool and irrigation together far exceed household demand. We drill and equip boreholes sized to peak occupancy, with storage to carry the daily profile.
Handover slipping past the start of the season.
A hotel that opens late loses a season, not a month. We programme backwards from the opening date and sequence the weather-sensitive work into the dry months.
Guest areas and service areas running into each other.
Staff routes, deliveries, laundry and refuse are planned separately from guest circulation from the first drawings, not solved late with signage.
Grounds and pool areas that flood or wash out in the rains.
Levels, cross-falls and drainage across the whole site are set out as engineering, with retaining and terracing where the ground demands it.
Rooms that look finished but do not survive occupancy.
Guest rooms take heavier wear in a month than a family home takes in a year. Finishes, joinery and sanitaryware are specified accordingly.

Getting it right

What to decide before you build

These are the decisions that are cheap now and expensive or impossible later.

Design for peak, not average
Water, drainage, power and hot water are sized for a full house on a hot evening. A system designed around average occupancy will fail exactly when the hotel is busiest.
Independent water supply
A dedicated borehole with adequate storage removes the risk of guest-facing failures. It is also cheaper over any reasonable horizon than tankering.
Build for the climate
Shading, cross-ventilation, thermal mass and covered circulation reduce the cooling load permanently. Getting this right at design stage costs far less than paying for it in electricity every year.
Phasing around trading
For extensions and refurbishments to a working hotel, work is phased and hoarded so guest areas keep operating.
Grounds as part of the build
Landscaping, terracing and drainage are part of the contract. On a leisure property, the grounds are the product as much as the rooms are.

Do you build hotels in the Tourism Development Area?

Yes. Bakadaji Hotel in Serekunda was a ground-up build within the Tourism Development Area, covering guest wings, pool courtyard, roundhouse restaurant structure and a conference hall.

Can you extend or refurbish a hotel that is still trading?

Yes, with the work phased and separated from guest areas. This needs to be planned into the programme from the start — hoarding, separate access for deliveries and noise-sensitive scheduling all affect the sequence and the price.

Do you install the water supply for a hotel?

How long does it take to build a small hotel or guesthouse?

It depends far more on scale, services and finishing standard than on room count alone. A ground-up property with pool, restaurant and conference facilities is a multi-year programme; a modest guesthouse is much shorter. We give a milestone programme against your actual drawings before committing to a date.
