Residential Construction in The Gambia
From a single-storey family home to a five-storey apartment block, residential work is a core part of our portfolio. Clear scopes and documented progress are particularly useful when an owner is not regularly on site.

How do you build a house in The Gambia from abroad?
The arrangement that protects you has four parts: a written scope that specifies materials and finishes rather than describing them loosely; a payment schedule tied to completed stages rather than to calendar dates; dated photographic evidence at each milestone before funds are released; and someone you trust locally who can visit the site independently of the contractor. Paying ahead of verified progress is the single most common way money is lost.
The constraints that shape these builds
- Building from abroad with no way to verify progress.
- Dated photographic reports at each milestone, payments tied to completed stages, and a written scope you can hold us to.
- Budgets that run out before the roof is on.
- We cost from a bill of quantities against actual drawings and tell you at design stage if the brief and the budget do not meet.
- Building in stages over several years as funds allow.
- Staged builds work if the structure is designed for the full scheme from the start. We plan foundations, columns and services for the finished building even when only phase one is being built.
- Damp, cracking and settlement in a few years.
- Foundations sized to actual ground conditions, cured blocks, proper damp-proofing and floor levels set above the surrounding ground.
- Houses that are unbearably hot and expensive to cool.
- Orientation, shading, cross-ventilation, roof insulation and wall thickness are design decisions with permanent running-cost consequences.
What we build in this sector
- Single and two-storey family homes
- Twin homes and semi-detached pairs
- Apartment blocks and multi-unit residential buildings
- Compound housing and staff accommodation
- Extensions, additional storeys and renovations
- Boundary walls, gates, driveways and outbuildings
- Boreholes, water storage, septic systems and drainage
What to decide before you build
These are the decisions that are cheap now and expensive or impossible later.
- Design for the climate first
- Shaded openings, cross-ventilation, adequate wall mass and a ventilated roof do more for comfort than any amount of air conditioning, and they cost nothing to run.
- Get the ground floor level right
- Setting the finished floor level well above the surrounding ground, with drainage that carries water away, is what keeps a house dry through the rains. It cannot be fixed afterwards.
- Design for the finished house, build in phases
- If a second storey is coming later, the foundations and columns must be designed for it now. Adding a storey to a structure that was never designed for one is expensive and sometimes impossible.
- Specify finishes in writing
- Tile sizes, sanitaryware, door types, paint systems and ironmongery are where budgets quietly move. Writing them into the scope keeps the price honest.
- Plan the services before the walls go up
- Electrical routes, plumbing, water storage position and septic location are much cheaper to decide on paper than to chase into finished blockwork.

Residential: common questions
Can you build my house while I live in the UK, US or Europe?
Yes — a significant share of our residential work is for clients abroad. We work to a written scope, tie payments to completed stages rather than dates, and send dated photographs at each milestone. We also encourage you to appoint someone locally who can visit the site independently of us.
Can I build in stages as money becomes available?
Yes, and many clients do. The important thing is to design the full scheme up front so the foundations, columns and service routes suit the finished building. Building phase one to a design that ignores phase two usually costs more in the end than doing the design properly at the start.
Do you provide the architectural drawings?
Yes. We prepare architectural and structural drawings, or we can build to drawings you already have — in which case we review them first and raise anything that will cause a problem on site.
What is a realistic timeline for a family home?
The programme depends on design, ground conditions, approvals, funding, finishing standard and the season in which structural work falls. A project-specific schedule is more useful than a generic month range.
Do you build on a plot I already own?
Yes. We will visit the plot first to check ground conditions, drainage, access and boundaries before quoting, because all four affect what the build will actually cost.
Planning a residential project?
Send us the location and what you have in mind. For construction we visit the site before quoting, because that is the only way to give you a price that holds.
