What Does It Cost to Build a House in The Gambia?
There is no honest single rate per square metre for building in The Gambia — the same floor area can vary substantially with the site and specification. Here is what actually drives the number.

Why nobody can give you a credible rate per square metre
The first thing most people ask a builder is what it costs per square metre. It is a reasonable question, but the same floor area can produce very different totals depending on decisions that have little to do with area.
A single-storey house on firm ground with painted render, standard sanitaryware and a simple roof is one number. The same floor area over two storeys, on ground that needs fill, with imported tiles, fitted joinery, aluminium windows and a suspended slab, is a completely different one. Anyone who quotes you a rate before seeing the plot and the drawings is quoting one of these and hoping you meant the other.
The seven things that actually move the price
1. What is under the plot
Foundation type is set by ground conditions, and it is the largest single unknown at the point you buy land. Firm laterite subsoil takes a straightforward strip foundation. Soft or filled ground, a high water table, or a low-lying plot that needs raising before anything else happens, can add a significant sum before a single block is laid. This is why we walk a plot before quoting, and why buying land without asking what it will take to build on it is a false economy.
2. Number of storeys
A second storey is not simply twice a single storey. It brings a suspended reinforced concrete slab, larger foundations and columns sized for the additional load, a staircase, and more reinforcement throughout. Per square metre it usually costs more than the ground floor, not less — although it is far cheaper than buying more land in an area where land is expensive.
3. Finishing standard
This is the widest range of all and the one clients most often underestimate. The structure of a house is relatively predictable; finishes are not. Floor tiles, wall tiling extent, sanitaryware, kitchen units, doors, windows, ironmongery, ceilings and paint system between them can account for a very large share of the total. Two identical shells can differ enormously once finished.
4. Cement and steel prices at the time
Both are imported and both move. A quotation prepared six months before you start is a snapshot, not a promise. Ask any contractor how long their price holds and what happens if material prices move materially during the build — the answer tells you a lot about how they operate.
5. Roof design
A simple gable or hipped roof over a rectangular plan is efficient. Multiple ridges, valleys, dormers and complex geometry cost more in structure, more in covering, more in labour, and give more places for water to find a way in. Complexity in a roof is paid for twice: once at construction and again in maintenance.
6. Site access
A plot a delivery truck can reach and offload at is cheaper to build on than one where every load has to be broken down and carried. It sounds minor. Across an entire build, on a tight plot in a dense area, it is not.
7. External works
Boundary walls, gates, driveways, drainage, septic system, water storage and landscaping are frequently left out of early estimates and then arrive as a shock. On a generous plot they can be a substantial addition. Ask explicitly whether a quotation includes them.
How to build an estimate you can actually rely on
The only estimate worth having is one built from quantities against real drawings. The process is not complicated, and understanding it makes you a much better client.
- Get drawings first. Without a plan and elevations, nobody is estimating — they are guessing.
- Have a bill of quantities prepared: the measured quantity of every material and item of work in the building.
- Price the quantities at current material rates, with labour against each trade.
- Add external works explicitly as their own section, so they cannot be quietly omitted.
- Add a contingency appropriate to the design maturity and site risk; your quantity surveyor or project adviser should recommend the amount.
- Check the total against what you can actually fund, and adjust the specification — not the contingency — if it does not fit.
Ways to reduce cost that do not cost you later
There are sensible savings and there are savings that come back as repair bills. The difference is worth knowing.
Sensible: keep the plan shape simple and rectangular; keep wet areas grouped so plumbing runs are short; choose a straightforward roof; phase the build so the structure is complete and weathertight before finishing starts; specify good-quality local materials rather than imported equivalents where performance is comparable; and design the whole house now even if you build it in stages.
Not sensible: thinner foundations than the ground calls for; reducing reinforcement; blocks bought cheap because they were sold before curing; skipping the damp-proof membrane; leaving out drainage. Every one of these saves a visible amount now and costs a larger, less predictable amount within a few years.
What to ask before you sign anything
- Is this priced from a bill of quantities, or is it an estimate?
- What exactly is excluded — external works, septic, water storage, boundary walls?
- What block size, cement grade and steel diameters are specified?
- How long does this price hold, and what happens if material prices move?
- Are payments tied to completed stages or to dates?
- What is the milestone programme, and how much of the structural work falls in the rainy season?
- What happens if the ground turns out to differ from what the site inspection suggested?
A contractor who answers all seven clearly and in writing is worth more than one who is cheaper on the first page.

If materials arrive late or fail, the delay is yours and so is the argument about who pays for it. Where it does work is on items with a wide retail spread, such as sanitaryware and tiles, chosen and bought early.
